Discovery
What's going on with the property right now? Is anyone living there? What made you think about selling? What's the timeline you're hoping for — fast, or do you have flexibility? Roughly what do you still owe, if anything? Any repairs or condition issues I should know about?
Objection: "I want to just list it for top dollar"
"That makes sense, and listing might genuinely be the better path for you — that's exactly why we compare both. I can get you a cash offer AND a realistic listing estimate side by side, so you're deciding with real numbers instead of guessing."
Objection: "I'm not in a rush"
"Totally fine — no pressure at all. Most people we talk to aren't in a rush either. Worst case, you've got offers on file for when the timing's right."
Objection: "How do I know this isn't a lowball wholesaler thing?"

Foreclosure / arrears
Ask the timeline (sale date if scheduled), who the lender is, total arrears, and whether they've talked to the servicer. Keep it educational: "Let's look at what paths are actually still open for you right now." Never promise to stop a foreclosure.
